I am not an attorney but can tell you the law is very specific regarding: what you can and cannot tell the homeowner (do not tell them you are there to "help" or can stop the foreclosure - you are there only to buy the property), the contract must be at least 12 pt. font, the homeowner has to have 24 hours to review before signing, the homeowner signature must be notarized, if they speak a second language the contract must be presented in that language also, do not try to put a lien on the property, fines up to $25k and one year in jail, treble damages to the homeowner, etc., etc.  

My mail piece was a white postcard with a blue handwritten font.

And the lease is only 3 pages long (of course, the font is smaller than usual, but still readable).

I bought the list from the same person who designed my post card and he used hand writing font.

It's going to be hard to mass mail by hand, you can find companies that have fonts to make it look like handwriting. 

Once you've built up a reasonably strong relationship with your title company, they do tend to help you hit hard deadlines in a pinch, bumping you to the font of the line because of the volume of business you're running through them.But even with that, 3 day close is pretty rough.
