My friend wanted to lend me the money for my investment property at the same interest rate as Guidance and I would pay him a fixed rate monthly and we would both own the property until I pay it off. 

At first though you want to spend as much as possible, so you're not paying the banker the full nut.Talking with my wife we will drop all of the Bus Benches and the SP aggregator this year, around $16,000. 

Since it looks like you are fully occupied and stabilized, you would be able to rate and term these quickly, since bridge loans normally don't have any prepays.  

Criteria: good cap rate, A-C neighborhood, cosmetic rehab.
