I also tend to avoid pools and fireplaces because I don't want the maintenance or liability of either. 

In the living area we updated the flooring, painted the door and updated the hardware, changed out the trim to a wider white trim and painted the fireplace mantle.

Finding funding for the accessory dwelling unit over the apartment: My current thought is to look into a FHA 203k loan, and whether or not it could be used for the improvements I listed (As well as redoing a fireplace), and the apartment over the garage. 

That means no pools, no trampolines, no fireplaces, no fire pits, no barbecue grills next to the house, no backyard turkey deep fryers, no second-story decks, etc.

In the future if you wanted a fireplace, you can install a gas one that can vent to the side of the house and doesn't use chimney.
