@Adam Martin is correct in cautioning against certain breeds - akita, alaskan malamute, bull terrier, chow, doberman, mastiff, pit bull, presa canario, rottweiler, staffordshire terrier, wolf hybrid ... this isn't an exhaustive list and each insurance company has their own list but it gives a good ballpark for you!

The options I have thought up is to set aside 6 months of mortgage payments for the house, buy another house and hope that the other rents before I exhaust the 6 months of vacancy.

Benjamin,The Umbrella policy generally just provides additional limit of Liability if the underlying limit of the Homeowners, Dwelling Fire, Auto, boat, etc. is exhausted in a claim.Most of our carriers that offer Water & Sewer line coverage offer it as an endorsement on the Homeowners or Dwelling Fire (for 1-4 family rental dwellings) policy.

I think the major remodel was in 2004, and the kitchen was completely redone with quartz counters in 2018 (and the carpets replaced then, too), but the ceiling hadn't been *fully* repainted since it was built 23 years ago, and I don't think the bathroom vanity lights or the exhaust vents, etc., had been dusted since then.
