Hello,In my duplex the units are connected such that the kitchen odors do flow from one unit to another inspite of the exhaust fans which exhausts outdoors.

@Adam Martin is correct in cautioning against certain breeds - akita, alaskan malamute, bull terrier, chow, doberman, mastiff, pit bull, presa canario, rottweiler, staffordshire terrier, wolf hybrid ... this isn't an exhaustive list and each insurance company has their own list but it gives a good ballpark for you!

The options I have thought up is to set aside 6 months of mortgage payments for the house, buy another house and hope that the other rents before I exhaust the 6 months of vacancy.

Benjamin,The Umbrella policy generally just provides additional limit of Liability if the underlying limit of the Homeowners, Dwelling Fire, Auto, boat, etc. is exhausted in a claim.Most of our carriers that offer Water & Sewer line coverage offer it as an endorsement on the Homeowners or Dwelling Fire (for 1-4 family rental dwellings) policy. 

However, I'd exhaust all financing options before you're left putting buckets in the top floor of the property to catch the rain water coming in :) 

I think the major remodel was in 2004, and the kitchen was completely redone with quartz counters in 2018 (and the carpets replaced then, too), but the ceiling hadn't been *fully* repainted since it was built 23 years ago, and I don't think the bathroom vanity lights or the exhaust vents, etc., had been dusted since then.

But I get extremely exhausted a lot of days. and it’s frustrating because if it wasn’t for my job, I will have finish we have in this whole house months ago but they are Some days I have to take a break even though I really don’t want to my body cannot take it.

Because I care so much and try so hard, I find myself feeling physically and mentally exhausted at the end of the day.

Not an exhaustive list - so check with your local attorney, but these are the issues that come up with investment LLCs that you want to address at the beginning. 

For what it's worth, very often investors unintentionally burn up a lot of a real estate agent's time by making impossibly low offers and/or expecting perfect purchase circumstances before they are willing to act, so everybody ends up being exhausticated...
