That 'no PMI' prospect if very enticing, but I fear the adjustable rate.

From what I hear about Jacksonville, it is appreciating, so that helps you, but perhaps you leave some meat on the bone to entice buyer to commit to future sale price.

My concern prior to renting out the house would be that I would need to replace all of the electrical as one repair issue with a tenant could cause a major problem and I could see myself renovating the kitchen and bathrooms to get full ARV, but that could wait a few years as they are in decent shape.Does anyone have any good ideas I could present to my family members that would entice them to do such a deal?

I feel as this will make our lower offers more enticing for the listing agent since they will be making the full commission, and hopefully push the seller to accept.

You might want to entice them with some type of special rate to try and get them in. 

Certainly some of those ideas have been used in a room packed with eager newbies and put on the projector screen as enticement.  

I tend to ignore them until they are retracted or more is known about the sender which entices me to accept the request.
