They are very rare in NoVa in general.

There's a website called Nova Credit which will do this for free (I'm not affiliated, just sharing to help).

I'm also in NoVA.

I got a job and bought a house here in NOVA.

Which is why many investors in our area are at break-even or slightly negative cash flow (assuming 20% down, market rate, 30 yr term).Of course, it depends on where in NoVA you are buying (every neighborhood varies slightly) and what kind of deal you can get, but the market here is very competitive and inventory is low.

Just make sure it's a great deal that will cash flow for you after you leave.If you're up in NoVA, I can help you w/ the markets.
