I think you're missing the most important piece of investing - and thats the assumption that you need to buy right.

I suggest to investors to find a situation where all the pieces are put together for you.  

The distinction is important with respect to your financing question and options. 

Typically a cost seg can provide a ton of benefits to accelerate depreciation on pieces of the purchase that wouldn't usually be allocated out under normal circumstances. 

They each have their own distinct feel.

There is a level of participate required when you buy a business and a piece of property.While it always depends, on average, acquiring a business will normally require more work.

But if you need help implementing that information, figuring out all the pieces to make an opportunity successful (buying a subto, doing a wrap, a lease option, seller finance, for example), what legal documents you need, a partner to help you fund your deal, then that is where the value of the subto community is. 

In the beginning most of our challenges were just making sure we were following all the guest communicaton cadence, but that was when we did everything manually.We use Hospitable, and it has helped with all of that so really the only piece left for me to automate is rental agreement automation, but I think Hospitable is working on that too.Mike

You could inspect the hot tub water for 15 minutes and still miss something like a piece of hair.

**Future plans**: After a few years, we aim to put a down payment on a piece of land and move the mobile home there.Our goals are to build equity in our current house while working towards owning a nice piece of land and maybe eventually building a nice house on it.
