I did an eviction docket decades ago and when you file a case the tenant calls screaming bloody murder and then she calls the owner.

So I treat them well and hope they stay with me for a couple decades.

Detroit is not what most investors consider an appreciation market. 2 years of appreciation during a time period when every other market appreciated also, following decades of up and down with extra down doesn't suddenly make it an appreciation market.

I’m not rich and I feel saving 20k per property isn’t the best nor fastest way to acquire a decent amount of properties over the next decade.

@Shayna HatcherNot all felonies are violent and it’s completely possible somebody made choices decades ago in their youth and doing great now hey atleast she didn’t hide that . also it’s completely there was a fire resulting in them being relocated .

It's all junk that will fail fast.Pre-corona homes tend to be built way better and you get a bigger lot.If you are holding these for decades then rent growth and appreciation over time should be there but nothing is guaranteed.GA in some areas has low crime, good schools, and weather. 

The blockchain technology has been around for a decade or more.

Meaning me and my partner  would have to eat that loss and come out of pocket to augment the rent to pay the full mortgage for at least a decade or so .
