Stealing equity from uneducated people (typically poor people) who are desperate isn’t a good business.

I have found it worthwhile to spend the time to develop and/or "steal" written processes. 

"Bob-The Son" gets hooked on heroin, vacates the property, returns to steal everyone else's stuff to pawn for drugs, gets arrested and goes to jail.
