IMO, to suggest that this process delivers properties "below market" is no different than saying buying with a coupon at the grocery store is buying wholesale.In most cases, I would say that when buying a NWA deal, the buyer is paying full retail.

@Mike Chern, Dave is correct, you could take something like a zero coupon offering DST with as high as 83% leverage to satisfy the debt component.

Some have a coupon, some don't.

You don't want to be clipping coupons to afford materials.

This is true for all types of investments....stock dividends, bond coupons, and yes rents on real estate. 

I owe first round if you cash this coupon. 

We’ve also delayed prefer for a year or two before any coupon starts but either is always spelled out in the deal before it strikes.
