One year after I used that property to pull a HELOC and this year used that money to purchase an off market 4 family property in Clinton for well under market value, which I just recently finished all of the repairs and upgrades on.

But after working with the family, we purchased it for $42,000 and got to work.We had some unique challenges, like dealing with one of the heirs who wasn’t very cooperative and required a payoff to sign the paperwork we needed for clear title.

What type of property do you plan to purchase(Single, multi, commercial, etc) and where do you plan to buy it?

The only additional thing that needs to happen is make sure appraiser makes note of why the value increase in as is vs previous purchase price.

I'm sure I have a long road ahead of me but we all have to start somewhere.So basically, I want to get more info on section 8 housing.. whether that's flipping a building and then renting it out, or just purchasing an existing building, and renting it out.

Why do you think purchase contracts are so long and have such small print?

I found a house that I like to purchase in a great neighborhood and the exterior looks great for a 1922 stick built house.
