Working overtime, picking up a second job,  credit card churning to earn an extra couple thousand a year for free, using equity from a primary residence (if you have one) via refinance/HELOC etc., partner with someone who has the capital, find a hard money lender to front you the money, utilize retirement funds (consult rules and regs to make sure you do this properly), cutting down your lifestyle expenses to increase saving,  etc.
