Might be good to do research on how much it is locally to maintain that type of tub like fixing cracks, touching up chips etc...Porcelain cost more but lasts longer but can need glazing from time time as well so research that to locally for longer term care.  

Other things they look at is emergency lights, loose railings, chipped paint, cracked walkways that may be a trip hazzard, self closing self locking doors, fire retardant paint on wood panel hallways just to name a few.. 

I will check these out, if for nothing else as a bargaining chip to state my case to an even lower rate!

The city and surrounding areas show great potential, but in your case, it looks like most of your chips would be on potential appreciation. 

He also had inspectors that were great at identifying a host of issues to chip the property price down.

Chipping paint is often joked about but it’s a very real concern.

Once they made me hire an engineer because a support beam had chipped paint.  

Walls have holes, drawers and cupboards are falling apart, paint is chipped, trash everywhere, etc.

with the majority cashing in their chips and contributing tremendously with the growth of the state..
