I've built my entire rental portfolio off of going direct to seller and starting the cycle of 1. sourcing my own deals 2. assigning 3. using assignment fees to build capital to buy more real estate and more marketing. 

Stuart agree on development deals but on rural acreage that your going to build one home on and there are no real entitlement process to go through other than a permit for driveway and pad or septic permit.. these can and do create some value when done right.

Apartment buildings, assisted living facilities, self storage, restaurants... 

In many counties they allow multiple building especailly if they are small.
