The item I needed costs well into the $100K range and competition between the suppliers is keen.  

Big-box stores like Home Depot will change colors or suppliers and it can be harder to get the paint.I would be careful now that you are raising rents yearly to make sure you are doing updates.

I am an HVAC service tech in the Portland Metro area and one of my coworkers regularly purchases HVAC systems from parts suppliers in the area.

There might be the odd backcharge or returned material credit, but those are simple enough to account for.Money only goes to one of a few places (again, this is in my personal scenario): the title company, a material supplier, a labor supplier, or a service provider (electricity, water, porta-potty, etc.).Am I on the right track so far?

all those construction workers and suppliers basically left town.So all asset class's were hurt..

Do you also have a list of subcontractors, vendors (material suppliers) and architects and designers that have partnered with you that I can call?

I am beginning to think that smaller markets with a big city's amenities and excellent broadband will be the markets to look at.

Both of them are based for many Walmart suppliers.
