In your post, I read a lot of tactics you are interested in, but I'd pull back and think what you want to accomplish and what you want to spend your resources (time / money / credit / skills etc.) on.I find it helpful to think of any given real estate strategy on a spectrum from Active to Passive.

DSCR REFI qoute loan amount: 112,000rate: 8.99points fees and cost: 11,576cash out value: 16,424Bridge loan. 84,000 interest only 12 months at 11.99% property will rent for 2000 at a 1.76 DSCR score. thank you A few things with lower loan amounts and DSCR loans:- Higher fees are actually NOT unheard of @Ko Kashiwagi - when you have a loan amount less than 150,000 (on average) there is a tipping point in the spectrum of rates and fees.- I see this scenario all the time, borrowers with loan amounts less than 150,000 will get whacked with higher LLPAs simply because of the cost to service and UW the loan.
