some like to fix and flip some like to hold for cash flow, figure out which you like and take it from there  Monthly...so guess rentals.

Both these 2 are not easy to do, and typically take expertise, experience and or capital.  

I'd keep the rental and by no means refinance it to take cash out. 

I think you have a good plan, BRRRR is still a great route in the current market, and especially for the states you are already in - both Indiana and Georgia are very well positioned for BRRRR deals in my view / experience

During difficult economic times, fewer people tend to take vacations.

Hey @Chris Magistrado dont take that stuff so litterally.

There is another route you can take though, but I'm not very familiar with it.

Focus on one strategy, practice analyzing deals, and take consistent small steps like attending events and building relationships.

I take 2000 sq ft homes and add bedrooms.
