So something I've recently added to my tenant screening/information collection is getting the make, model, plate, and VIN of my tenant's automobile. 

If you want more liability coverage you each would obtain an umbrella and extend the coverage over your automobiles as well as your home. 

Reason being, population exploded, largerly as a result of the automobile.

Some would think nothing of dropping 50/100k, etc on a piece of jewelry or automobile; while others would scoff at the idea of purchasing a large dollar luxury item, and would use that to further invest, ie, buy more properties, invest in stock market, etc.Life is too short, and if you are in a comfortable financial position to be able to afford that "special" something that you've always wanted then I say, "Go for it."

The beverage and automobile industries are famous for this type of variable attack and we should use it as well.

I was told by a colleague that manufactured homes are considered "chattel" (e.g. like an automobile) and as such have a depreciation schedule like personal property, e.g. 5, 7, 10 yrs, so I am surprised to hear your comments that it is longer than that.

Does a home loan lender get the same score and report as an automobile loan lender?

Long time ago I used to sell automobiles in a part of the city that was considered suburban heaven, soccer moms, big houses, nice yards...90% of our business came from this area.

In other words, do you spend $X creating a well known brand that pulls customers in without much additional marketing effort/expense, or do you spend that same $X on direct customer acquisition.In industries where customers are potentially repeat customers for life (fast food, alcohol, cigarettes, automobiles), spending that money on brand building is cheaper than spending that money on acquiring the same customers over and over -- that's why these industries put a ridiculous percentage of their profits back into building their brand.In real estate, the "customers" are the sellers -- they generate the income, even if not directly.
