I am leery to think it is real until I see the next couple months of Zestimates but with the regulations on hold I will not be able to tell if the decline was a blip (anomaly) or the start of a downward trend of property values in Mission Beach as a result of the STR regulations.

Where is becomes tricky is with the appraisal if there are no comps with two houses on one lot.Once I had 3 SFH on one lot which is an anomaly; There was no comps and the appraisal came in over 3 times the purchase price!

That means the title company you're going to close the loan with has to prepare a binder and address any encroachments etc...If there's a cloud on title, meaning something's not quite right, and the title company doesn't "insure over" or cover that anomaly, then the loan will not go through because without clear title, the lender won't close.
