There are very few of us agents who are in apartment space as well, so estoppel certificates are a bit of an anomaly.

I'll do more research (maybe the low prices are anomalies) and see what I find, but in the meantime, I was curious as to what other people have experienced.

I do not count anomalies in my income projections.

The other houses are all much larger with prices at 200 - 250 plus.The house is an anomaly for the neighborhood.

When I first started I would make offers on property with vacant lots attached and other anomalies.

I am leery to think it is real until I see the next couple months of Zestimates but with the regulations on hold I will not be able to tell if the decline was a blip (anomaly) or the start of a downward trend of property values in Mission Beach as a result of the STR regulations.

Folks getting 3-4% sounds like an anomaly bur sign me up. 

Where is becomes tricky is with the appraisal if there are no comps with two houses on one lot.Once I had 3 SFH on one lot which is an anomaly; There was no comps and the appraisal came in over 3 times the purchase price!

That means the title company you're going to close the loan with has to prepare a binder and address any encroachments etc...If there's a cloud on title, meaning something's not quite right, and the title company doesn't  "insure over" or cover that anomaly, then the loan will not go through because without clear title, the lender won't close.
