If one thinks that real estate is a bad choice, I disagree, then one shouldn't suggest building up a war chest of cash because there is a no risk penalty of 5.6% for investing in cd's or cash equivalents.

It won't make sense for every traveler, particularly for a single, business traveler only staying one night, I might argue that STR's wouldn't make sense.But for a family of 5 that would have otherwise had to share 2 double beds and call in a cot from the front desk, it's a no brainer.My family of 5 was able to book a condo on the beach for 4th of july for 4 nights, about $250/night all in!

One property is a condo (in CA) that I rent out, and the other property is a house (in NV) that I live in and rent out the other rooms.I quit my W2 job last year to start a business, which is slightly profitable today, but I reinvest everything back into the business.I have a bunch of cash saved up and am comfortable deploying $100K into another property in Las Vegas ($80K down payment + $10K furnishing + $10K margin).The only problem is that I’m not sure how to finance my next house without W2 income.I talked to a few lenders about DSCR loans, and most say they calculate rental income based on the entire house, instead of by the room.I would love to get the creative knowledge of the BP community on how to fund my next home 🙏🏼I'm also open to any lender referrals 😊 Hi Kayla, If this is a purchase loan, you may be able to finance this with a No ratio DSCR loan.

If your negative cash flow is near or below what you would otherwise be paying to rent it’s a no brainer in my opinion.
