I actually found a few diffrent companies with exactly what I needed.

Preferably something that will not take longer than a year and will actually have jobs waiting at the end.

Meaning being a developer is actually possible for a local to develop in their own backyard. 

A lot of those loans were made to people who never had a chance to actually pay back the loan and that resulted in a lot of people losing their homes.

Do most sellers prefer shorter terms (5-10 years), or can you actually structure something close to a 30-year term like a traditional mortgage?

I question if they get kick backs or actually hold ownership in this company.
