If you are open to any location and have that much cash, I'd look somewhere a bit closer like SLC metro, Reno, Vegas, Arizona, or other growing markets in the western half of the US over Columbus. 

They also have a Coaching Program, run by 3 people who are members.

If you look up Cameron Dunlop there is a good program if anyone is interested (I have not used this program myself but one of my coaching students has.

Yesterday I attended a meeting of Connecticut Real Estate Investor Association and it felt like it was primarily occupied by people who knew little about real estate and wanted to be spoonfed information by an expensive coaches?

For example, in Las Vegas,"Dogs, cats, ferrets, pet rabbits and potbellied pigs that enter the city for any purpose must be spayed or neutered by four months of age unless the owner has a current exemption." 

I am an investor first and remember how frustrating lending was when I was starting out, so I try to be a coach, cheerleader, and trusted advisor for clients and these things take a lot more time and require more intangibles than just rate and costs.
