That's the problem because you have no ultimate control of your property and it's a sign that you're treated second class compared to the locals .

Even if it is remediated they will always think and tell you that it is an issue- ultimately, we want our tenants to be happy and we have found that these types of tenants never are happy.

@Imdad Rahman, ultimately I feel like I am echoing the others, but will add anyways, because I have a nuanced take.1.

At this point I have read the How to Invest in Real Estate - Ultimate Beginner's Guide to Getting Started and I am currently reading Buy, Rehab, Rent, Refinance, Repeat as well as learning what I can from the BiggerPockets website.   

Ultimately, I'd like to go into MFR, LTR, but I think maybe I should walk before I run, so I'm evaluating the markets for both MF and SF properties.

Unfortunately, human nature is such that if I do spend hours, days, months vetting a sponsor, and ultimately sign off on them, I will already be biased to accepting the next deal they offer, regardless of whether it is good or not.  

My ultimate goal is to transition into real estate investing, focusing on rental properties and possibly house hacking as my next step after wholesaling.Given my current position, I’d love to hear your thoughts and advice on where I should start.
