The thing that stands out for us on southside turnovers is almost every property needs a full repaint or even a heavy touchup. 

I have painted all of my rentals in the same color (tip from my dad) which makes it more cost effective and easier for turnovers & touchups.  

Wait until your first unit turnover with a full-repaint because you need more than a touch-up!

The last thing you want is a buyer throwing a fit at the last minute because your shade of touch-up paint didn't quite match.  

The house looks very well with their furnishings in it and I took some pictures a few months ago while doing some paint touchups, etc.

I calculated the vacancy rate quite high, as the company charges one month rent, plus a fee for being present during the section 8 inspection, plus touch up/repairs and I assumed that tenants leave every year, which I hope they don't. 

That way if we have to touch up we just grab a bucket of that color and take care of it, no need to worry about matching the color.

I have a full week including two weekends to do minor cleaning, take out trash, some yard work, and touch up paint.
