I plan to sell convenience items as well as fresh produce, baked goods, and hot meals.

(I assume he owned a convenience store or something)  for $7,000. 

I have been investor for the last 9 years in Miami and working full time as realtor now and I would not recommend getting into wholesale fresh: get first some experience, get to know the market extremely well, and then you will know when to start wholesaling too!

For curtain rods, charge him replacement costs; for curtains, go to a thrift store and see if you can find some that work and charge him depreciated value. 

Rate cuts could spur inflation again, which I think most people who go to the grocery store etc. really do not think its getting that much better and home prices are not falling dramatically. 

If it is truly a detention pond, the purpose of it is to temporarily store storm water. 

. $30K should be more than enough for fresh paint and flooring and some other odds and ends, but if you need dry wall, cabinets, countertops, mechanicals etc it could get much pricier.
