Every year in summer I post a video about the hottest neighborhoods in Milwaukee and what I found is, that small markets that don't sell at least 100 homes during spring do not offer a large enough statistical sample size to get reasonable numbers, outliers impact the result too much.To your point, if I look at Whitefish Bay with it's 14,000 affluent residents, there is not really a B, C or D area.

I think if you can find a $300k house that's a 3x2 that needs a little bit of work and you can have some small equity built up day 1 that might work.I would look in the Apopka, Forest City, Longwood, Casselberry, and Winter Springs areas and try to find a house for around $300k, the rent should be $1700-$2,200 and that might cash flow you a little bit.

It was a slow start to the initial spring 2024 shopping season, but properties are still closing quickly, still nearly 1/4+ for all cash and the majority of investors are well capitalized due to the appreciation of their real estate and stock based assets.
