If you’re self managing and personally moving and wish to keep self managing in your new location. 

I self manage 29 SFR and keep them all below market rent (except for my sec 8 properties).

Self storage is great.  

Congrats - huge advantage to agent investors that can save on those costs and self rep

Solution: You are not going to like what I am going to say here, but it really comes down to your self-discipline, which is why this is probably the hardest aspect of achieving your goals.

We (my wife and I) have been at it for a few years - self managing mid and short term rentals.

You can self manage from anywhere.

We have done 8 self storage locations and 2 country subdivisions selling lots in the Omaha area and been very successful.  

I’ve been self-educating  about real estate for about 4 months now.

What I would tell you is that as we built our portfolio we continued working our full time corporate (cubicle) jobs until we had 20 units (self-managing them along the way).
