I have the same problem with one of my tenants, they are religiously late but they pay late fee all the time.

I would much prefer a tenant who pays on time than one who pays late fees religiously. 

I have prepared my self by religiously watching and listening to the 3 different BP podcasts and I have started to read a few books on real estate.

church buildings are awesome. wanted to host non-profit events and meditations, exit strategy is either private sale or development in collaboration with an experienced religious building developer, conversion into upscale residential condos.

If your end goal is market appreciation and you are working with a short term time frame, you may be in for a ride awakening when your property drops tens of thousands in a few months.

Most investors do the opposite, but the very best investors apply this concept religiously.  

General race relations in the United States and other issues that don't directly relate to real estate discussions will be removed, just as will political discussions, religious discussions, and other sensitive issues that don't directly deal with real estate.  

Books suggestions to start are: "miracle morning", "awaken giant within".This should give you a head start.
