Buy some of these spray paint cans (primer + paint) from HD or Lowe's, tape around the walls and edges really well and go at it.

Being my first go at this I was intentionally very conservative. 

I did a refi with a national lender in August who was good to go at 75% LTV, then just before closing told me that they were not aware that it was a rural property, based on the appraisal and thus lowered their offer to 65%LTV.

We have chickens, goats, sheep, and a large vegetable garden.  

Most properties are going to go at or near market price.

The only way I see it feasible to go at it now is if either dude from Iowa is willing to fly out to you each time you get a serious one on the hook (highly doubtful), or if one of your parents/nearby relatives is well versed in evaluating properties and willing to take the time every time to go through it with you.

The lease agreements are most important and I heard that BP has pre made lease agreements ready to go (at least for CO).
