If they have to pay 12% to investors FIRST before they make any money (other than their 2% management fee), they have to consistently be earning more in order to be able to "keep the difference" or "excessive return."  

For example, if they have to take 1/2 day off work and they earn $20/hour and they charge you $80, that would be hard for you to win IMO.

In our market, it is probably a bit more desirable to go after smaller multi and of course it depends on the capital you have.   

That's too much effort required to earn a few dollars on a short-term stay.

It only makes sense to invest remote if you have a large economic delta between where you live and the income you earn and the market you invest.

Additionally, due to limited capital and the desire to minimize risk in a new country (for us) we employed a Master Lease strategy.

It could be a good option if the investor strongly desires ease and passive style.
