I agree with everything said in this post, it is a hospitality business and superlative customer service is a must. 

I am a private money broker. 

The issue we had is that over time, our sheets get mixed up with other customers' (cheaper) sheets, and we ultimately end up with an inventory of sheets that are not ours.

I believe they have taken over a lot of CR of Maryland customers. 

He wanted me to paypal him 750 so that he would send the 20k needed to bridge the gap in the loan.While Facebook can be great to connect with institutional loan officers, mortgage brokers, etc.., true private money is a little more difficult in my humble opinion.

from the little I know and its only because i have brokered 50  100 unit apartments the buyers are quite sophisticated and have a lot of cash and have their lenders lined up.. 

Realtors have likely walked through and done a broker walk through.

I'm an investor and a licensed mortgage broker who has done fix and flips both using my home's equity and borrowing against the investment property.If you (1) have enough equity in your home to fully fund the deals, (2) don't mind tying that equity up for these deals vs saving it for a rainy day and (3) are ok linking the place you sleep with the success of the flips, this could make sense.We offer a ton of different fix and flip programs including putting 10% down on the purchase price and funding 100% of the rehab.
