@Sam Booth have heard it said by some players here on BP that 70% is the correct percentage of debt.

I've found that new construction in most cases has less margins and more "professional players".If you aren't going to go ALL IN on new construction with the plan to build many houses I don't advise on it. 

I'm a dedicated, hard worker and team player and would love to join a team where I could learn and be able to grow.

A good realtor who works as a team player rather than being more motivated to earn commission by closing many deals quickly and ignoring the type of deal does not help investors.  

I will know EXACTLY how we plan to monetize it, what those #'s are, how, why that monetization plan, how long, AND I will have a plan B, C, D.... 

Of course you could put it a guaranteed bank cd and make over $300k so make sure the juice is worth the squeeze.

In that regard you better put money into CD.
