Be aware some meetups funnel you to a particular sponsor, some funnel you to a particular mentorship group, and some are actually non-denominational. 

What should I be aware of if I am doing the purchase?

I was going to do it myself and was not aware of such services.

I'm aware that Florida doesn't have hard limits on what is required up front, but I'm curious what others do. 

The areas probed still seemed solid, but be aware that some types of wood destroying fungal damage will only be detectable once the wood has properly dried out.
