Boom.I take this tact on many high priced or specialty or design items, like countertops, light fixtures, appliances, large glass or window replacements, mechanical anything, etc….Contractors have their preferred suppliers who they know and are reliable, but are not always the best deal.

However I'm just looking for a "vibe" from some pros, experienced investors or people familiar with the area out there who'd be willing to give their 2 cents of the potential value with some caveats/details of the home as follows:- 2022 Home Appraisal valued home @ $1,100,000- 1st 2BR duplex unit rent=$2800, 2nd 2BR duplex unit rent= $2150, 1st 1BR unit rent=$1950, 2nd 1BR unit rent=$1800- All units have washer/dryer- 3 of the 4 units have been upgraded (new floors, appliances, etc.) in the past 5 yrs.- Both boilers installed new 2017- Both electric panels upgraded 2015  - Shared Backyard access for bottom 2 units- No Parking, No Central Air- House built before 1900- Roof about 20Yrs old- Assume Fed cuts rate at least .25 point later this year Any thoughts would be appreciated.

Examples include things such as a new roof, flooring, appliances, HVAC, etc.

Let your fight hers.Also, you could very well be liable for not replacing old  hoses on appliances that you own/supply.First things first.

Owing to the trend towards smaller,  more efficient appliances and LED lighting  electrical loads I think are somewhat less than they may have been per SF like in the 70's through 2000's when everybody had incandescent lighting and big tube TVs and refrigerators, dishwashers,  etc. that used 2 or 3x as much power as modern ones.I've had a couple turn-of-century units rewired to remove K&T and failed 'BX" (flexible steel sheathed  2 wire cable)  and agree with other posters the pricing isn't that bad as long as you can find an electrician that has some experience with that kind of work,   and sometimes it might be helpful to open up some cable routes ahead of time for them to use so they don't have to do the exploratory work.

Compile a punch list of any incomplete or unsatisfactory work, and ensure the contractor resolves all issues before making the final payment.Obtain and retain copies of all inspection reports and permits for your records.Collect warranties for any new appliances, systems, or major components that have been installed.Provide feedback to the contractor on their performance, which can be beneficial for future projects and maintaining a good relationship.

You may fix a house only to have your equipment and any appliances all stolen overnight.
