Recently, I really enjoyed Crushing It, Miracle Morning, Four Hour Work Week, Drive, and Subtle Art of Not Giving a F*ck.

After many podcasts and books (Rich Dad Poor Dad, Richest Man in Babylon, Set For Life, Book on Managing Rental Properties, Millionaire Real Estate Investor, 4 Hour Work Week and a few more) I went ahead with the heloc and started looking for my first true investment property. 

I don't want to become a FT realtor for a few reasons (a) I'm not a 60-70+ hour work week type and (b) it becomes tougher from the traditional lending perspective when my wife already has her own business - I need to be the cheaper insurance provider on top of it.I'm curious about asset management jobs or other types of similar roles at REI firms where I can learn more in-depth about the industry - and I'd appreciate if anyone had advice about what firms would be worth connecting with and what jobs would make the most sense given my background.

Having read books like Rich Dad Poor Dad and Four Hour Workweek years ago, I've always been familiar with "getting money to work for you" via real estate.

After my first son was born, i decided I needed to get out of the 90+ hour work week with no weekends or holidays off.

@Austin Latty read the 4 hour work week by Tim Ferris, in it he will teach you strategies to work less in your current job so you have more time for your own business.

Having spent the previous 2 years slogging through 80 hr work weeks, I realized I needed to make a change...that rat race was not how I wanted to spend the next 40 years of my life. 

After that, I recommend their guide to estimating rehab costs, the 4 Hour Work Week, and the E-Myth revisited.

Its been crazy with working 80-90hr work weeks.

I'd settle for a 40 hour work week.
