I did trade in land though but they were all quick flips so not really investing more like controlling my own inventory.. 

If you have that kind of money you should be closing deals, not wholesaling them.By the way, wholesaling is NOT investing, you're not holding the properties, your trading them. 

Eventually, properties with ADU's will begin to trade and those sales will set the comps. 

I can send you a free guest pass to our general meeting next week and you can network with a couple hundred local investors and meet all kinds of vendors with hard money, private money, trades, title and wholesalers.

There's always a trade off of time and dollars. 

Figure out ways to offset your living expenses or buy properties that you can add value to and then trade up within 3-4 years.2.

Then you have the Masterminds that cost 10 to 30k per year to be a member and those have folks in the trades and in the bizz  name brand gurus we all recognize..

I'm a licensed builder and have done just about everything imaginable in the construction trades. 

And there are real estate text books, many used in business schools, as well as building trade books, magazines, youtube videos.

Write it up to an education, spend some time sharpening your support team (particularly in the trades) and start thinking about how you can do it again!
