You have very little natural lighting, so you should try to add additional lighting.To make it lighter and brighter, change the lighting something that has more bulbs and bulbs with higher wattage (ex. 100w).

I know of a handyman company that started out with the person that runs it being shown how to invoice and get proper insurance.One can impact the physical neighborhood in a positive way.There is also the chance to make environmental impact with water saving devices, lower wattage bulbs, maybe even solar panels or charging stations for electrical vehicles.

In the case of multiple bulbs in one fixture, all bulbs must be matching in size and wattage.

If it has a breaker panel, check the rating on the main breaker.An electric water heater is going to be 9000 plus watts.Less than the necessary wattage and the place just won't get warm.If it truly takes three months to get this permit, you're screwed for getting a tenant this winter.

I'm finalizing my Remodeling TODO List, and thanks to all your advice, have parsed it down to:1)  Cleaning2)  Painting (Interior)3)  Flooring (remove all signs of carpet)4)  Baths (just replace countertop and faucets - nice and shiny :)  Repair the rest.5)  Lightings (update to make the rooms brighter) OR maybe just high-wattage light bulbsLooks like my trip to Austin will be very focused and productive now.
