If I were to guess, I would say that we probably have 8 move outs and 16 move ins per month on average....roughly one move in/out per workday....this varies considerably where I live as we are most volatile from April to June and Sept. to Nov....Winter is slower (in and out) as is mid summer (vacationers?)

For MTR, I'd go 2 BR...nurses like to travel together.For VRBO or ABnB, either way could work....most vacationers don't stay in their rental anyway except to sleep.I've done both, had a small house with 2 BRs and never had a complaint.

It's a smaller, family-friendly community that draws a ton of repeat vacationers (families will book the same place year after year). 

Your best bet from what you said, for proximity and ease of use and volume of vacationers would like be in the Woodstock area or the Catskills.

As inflation takes its bite, there are fewer vacationers chasing more properties, meaning rents right now that we haven't seen since 2015.
