This thing is Unbelievably cumbersome, archaic, and a downright deterrent to use as they present it to you to use to get the required results...Anyway, the last thing I'm going through while I'm still trying to get money into my account was getting  both bank accounts that transfer in to the all in one frozen and suspended from Northpointe for having the audacity of trying to transfer in 25k from each account.

I've looked at like 500 plots of land and made about 40 LOIs, most of what we targeted was land owner contributed to the development and underpriced land identification that we can get at least a 5x value bump on entitlement. the numbers are much higher in columbus where the downtown district in 43215 isn't bought out like Brickell or Edgewater. we can justify any land cost by just going more vertical. columbus is untapped with less than 1000 units proposed per year it's unbelievably open with 50,000 units behind and very high absorption.

Here were the results: I have now moved out of the home and I am cash flowing roughly $1k after all things considered (I self-manage).I regret a few things, but feel unbelievably lucky and grateful with how it went (especially with the timing of the purchase and refinancing).

It's very SERIOUS.Onerent needs to be investigated by the Attorney General's office - they are putting entire communities at risk with their negligence.Exactly the same happened to me here in Oakland CA the tenants were 2 drug dealers n drug addicts no background checks were required, we spent over $20000 for evict them they never paid nothing at all.

(Dr Steven Hanke/John Greenwood - Johns Hopkins Economics Dept)3) Inverted Yield Curve now for >2 years, high correlation with Recession, not perfect, (Campbell Harvey 1986)4) Our Real GDP was measured in last year's 3rd quarter at 4.6%, then in 4th quarter at 3.6%, then this year's 1st Quarter at 1.3%, and current St.Louis Fed NowCast has it running at 0.76%, so definitely slowing down fast.average time between recessions in last century has been about 8-10 years (Business Cycle), our last recession was 2008-2009 the Great Recession, but we printed Trillions in last few years so we likely have pushed out the Recession like a dose of Heroine to an addict, we may just be pushing out the inevitable withdrawalIf we do have a Recession, it will definitely affect residential and commercial Real Estate but not equally and not at the same time.
