@Nayeem Khan, this is a terrible tragedy.

I seriously think that this effect is limited to SF and duplexes beyond that you will face what is called the "tragedy of the commons".   

Not far into starting work on those dreams, tragedy strikes.

I remember when one started in Ukiah and burnt over to Lakeport and took out 90% of cow mountain area.. but the majority of that was just low brush chaparral.. now its in the old growth forests and that is a tragedy.

I’d love to hear what others are planning or maybe some creative solutions others are putting into place to help tenants keep their housing or wisdom in the event of a tragedy such as evicting tenants who can’t pay due to the effects of the COVID lockdowns.

I am new to investment real estate as I have decided to make a complete career change following a personal tragedy.

So now we are looking for a home to buy, live in it for a year then rent it out so that we have steady cash flow and be ready if this tragedy ever happens again.I have money for 20% BUT my credit score is bad, please help how do I get passed this?!
