Anyways, good luck on buying your first rental in 2024 😬Quite a snarky response from someone who has their hand out here for investor dollars, but cannot rise to comment on what deals they actually were or were not involved in, what their involvement was in the deals they claim to be involved in (including in this very thread) and what properties on their company's "portfolio" page are actually owned by that company. 

The way i see it is if someone asks if i have a website i do if someone asks me for my e-mail it's on my branded card i can hand out and if they want to know more they can add my socials on the card and visit my website.

Certainly we can expect some recovery, but all the free government handouts from COVID sparked a short-lived travel spree that seems to be over. 

And in July, we have our annual Trade Show where you can connect with a lot of different vendors.Plan on flying in on Monday or Tuesday morning - attend the Meeting to make connections Tuesday Night - there are also a few smaller networking groups that will be meeting that same day in the morning, the next day in the morning.

Agreed it’s illegal at a Federal level but here in Florida they hand out medical marijuana cards to anyone that will buy one.

Also, one is the Vendor Trade Show - by the way, those vendors give discounts to members year-round, not just at the trade show. ; )  There are 8 subgroups that each meet once a month (all content and networking).

Answer - when I started in 2017, I didn't come here and ask for handouts. 

But as an out of state investor, I couldn't do AirBNB if it requires me to hand out key codes and to constantly gauge pricing and updating the web site etc. 

Since it is now property that you are using for productive use in your trade (show home) its actual use could actually justify a 1031 exchange.
