I have always used Zillow/Redfin to find property and then use other tools to verify and evaluate details about them (like finding out how much rent you can get, confirming property taxes on the county website, HOA fees, etc.).

Then I would do a low risk flip ( rehab less than a few weeks) for hopefully a 10-15% profit, repeat until I have a nice down payment and am sure that I would be able to qualify for a refinance, then buy a buy and hold then continue flipping until I get to the next buy and hold - in theory, the time between each property should decrease as I should be getting capital from the buy + hold as well as I would already have my reserves built up.

If you just take the 13,835 financed at 6% you are adding 83 dollars a month. so a double whammy.Now, lets consider if rates drop to 5.5% in 24 months (not a prediction just a what if) and you could have refinanced at a much lower costs then the above scenario in what you paid in pre-paid and additional interest. on the other hand, if rates for your same scenario after your 5 year payback period is 9, then you will have an asset with a much lower then current market rent.

and were done by 100.00 incredments and by year time frames so if you wanted to know the payment on a 45k loan at 10% for 7 years you found the 10%page and then 40k ( went up to about 200k) then the 5k the payment was spelled out and you added the two together to get the monthly payment..
