Unfortunately, not all the illegals are good hearted people with good intentions and many are cartels that traffic drugs and sex, gangs, spies, terrorists, etc.

It is necessary that you finish a project that is visible to other homeowners so as to not be an eyesore; it is necessary to ensure they aren't doing drugs, harboring terrorists, keeping children sex-slaves, etc.

I believe it's because the HELOC are verified funds from you (and not a terrorist).So my question is regarding whether paying down the HELOC instantly makes the HELOC available for use again?

I only flip now and do not want to deal with tenants that could turn out to be crazy drug people, terrorists, gun runners and or sex traffickers.

Where I live the police are fixing to do next year counter terrorist training free to the public.Not trying to be a downer but I believe many give false hope to themselves buying something.

I just got a bunch of the Regal theaters gift cards then this terrorist threat on the Sony movie...so may be bad timing and sensitivity?  

My recommendation is that you screen tenants using a service which offers the full spectrum of reporting (job history, rental history, income verification, credit score, any adverse items as a part of their full credit history, nationwide criminal background check, terrorist list check, sex offender list check and eviction history).  

As a Broker, i can attest the market is hot, and prices in some areas are starting to rise, its not stupid yet, but the lending hasn't gotten stupid yet either. my outlook is one of 3 things, we are one "major event" (terrorist attack, war, natural disaster) away from a market shift, so far gas is rising post Houston, and all is silent about the North Korea missile.

Since its a terrorist related incident I'm pretty sure that won't be covered under the building owner's insurance policy.
