We've found it has superior reporting features, integration features, and is overall more efficient to work within than other REI-specific software.The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.

Are small-time landlords going to get stuck with less desirable tenants because the new stuff attracts all of the higher quality tenants?

I believe in the quality of the dirt for location first, then tenant, then lease terms, etc. 

I am not judging the quality of the investment. 

As far as investing in the short term I feel investing close to home (50 mile radius) is the best option because you have a superior advantage by knowing your market.
