I could go on for another 10 chapters, but suffice it to say very, very few investors (on this forum or others) have any idea the demographics and challenges of this investment sector or the reality of what it's like to live in these conditions and economics.

An older mom-and-pop restaurant or a stand-alone would suffice if you could find one. 

Putting "and/or assigns" behind your name will no longer suffice. 

However, if the property is partially rented out, will 6 months of the full mortgage have to be saved for consideration or will 6 months of the difference between the mortgage and rental income suffice?

Would a letter from the neighbor suffice? 

Would Landlord insurance suffice for this situation?

If you managed the work yourself and subbed out the work to registered contractors, does that suffice since only certain work requires a permit?

I explain I will proceed with the eviction, the eviction will show with any decent credit/background check and will negatively impact their credit score, that I will attempt to garnish future wages, and that it will be very difficult for them to ever rent a nice place in a low vacancy area like San Diego.As part of my tenant criteria: no evictions ever (no excuses accepted), decent credit (I want tenant to have credit such as they do not want it to take a significant hit, strong LL references and in the add I specifically specify paying rent alone does not suffice for a strong LL recommendation.I recognize with my number of units and how many years I have been a landlord, I have been fortunate to never having to evict a tenant and at some point my good fortune in this matter will end.  

For one property, a spread sheet to track income and expenses would suffice to hold all info for your tax professional at the end of the year. 

Otherwise, i.e. a residence only, Form 8949 would suffice.
