If you want to splurge and add a patio cover, that’s a nice touch, but it’s not cheap.Privacy: Make sure to create separation and privacy between the main home and ADU by constructing solid fencing in the appropriate location.

I just know how to budget money well and make it work for us, and we still definitely enjoy it and splurge at the same time. 

Extra money I save and reinvest into the business or invest, sometimes I'll splurge.

Don't feel obliged to splurge the equity you've built up.

With all that additional time on my hands I splurged and ventured into a whole list of additional projects: new construction, did remodeling jobs for high end clients, started coaching and got licensed and pretty soon worked as a full time agent - and all that on top of managing our portfolio, acquring additional properties which then had to be rehabed, rented and refinanced.

Sometimes we splurge and take a nice trip but for the most part we save and wait for an investment opportunity.

Since I recently paid off my student loans and we are getting close to acquiring property #2, I am considering splurging on a truck once we get that property #2 finished & refinanced.

My goal is to have enough investment property cashflow to fund to my basic living expenses and use my stock/401K investment proceeds for splurges, travel, inheritance for children, etc.
