If I had tried to do this on my own I would, more then likely, still be spinning my wheels.So far we have bought 2 performing and 3 NP notes through a variety of sources.

LOC on business purpose doesn't really make sense from a lenders perspective.Think about it, you have to tie up funds and not earn a return until the borrower wants to use them.Time is money and if your lending money you want a return each day your money is out.I'd strongly recommend just going with a cash out refinance and avoid spinning wheels looking for a LOC. 

You'll spend a lot of time (sounds like you may have already) spinning your wheels in trying to find the right lender, whereas a solid broker can pair you up with the right fit right away and get your project moving. 

Rent appreciation also tends to be higher and cash flow tends to be much better over time as rents increase more steeply, but it may take several years to spin off positive cash flow as opposed to right away.

I think that there's a spin to your post that needs to incorporate the idea of being "welcoming" and "encouraging" of every member to pursue the long-term benefits of real estate responsibly, even as we of course do not want to encourage irresponsible real estate investing decisions.Curious to hear other's thoughts here.

Come January there is no hiding things, holiday spending will declare the standing of things, and while not impossible to do, I find it hard to see how they could spin a huge reduction in holiday spending as "economy is a-ok".
