Why folks give back gratis is a personal one.  

See if there is a website designer in the neighborhood who would step up to the plate and do some of the technical work gratis for his/her own benefit of improving the area and marketing by example of what he/she can do.

We do have a small 100 lb tank for a fireplace and tell the tenants they can refill it if they want but they are free to use what we have left gratis and we wont expect It filled. 

I would ask your agent to put the rental in the mls (gratis) with you paying the agent who brings the tenant.

The 4th is at $940.4/9 of the parking spaces are provided for the building tenants to park 1 vehicle each gratis.3/9 parking spaces is currently rented at $50/month (charged quarterly) to a neighboring building's tenants who want off-street parking.

Tell them they each get to pick one (1) thing gratis but you expect to get your moneys worth that you're a retired police sharpshooter with a nervous condition.
