@Charlie MacPherson thank you for the info, the appraisal and equity part was my main scepticism. in my case the panels would be directly on my roof so might make a little difference but I'm not going to count it as equity.

If the spouse is sceptical, it usually doesn't work and they never pull the trigger.I can also tell you from my own experience that my date at the time (wife today) was very irritated with the whole idea of REI.

Talking to tenants will give you valuable information about the neighborhood and social issues, but it is important that you understand your role and position when you speak with tenants, and not be concerned if they welcome you or not (most likly they will be distant and sceptical).
