@Charlie MacPherson thank you for the info, the appraisal and equity part was my main scepticism. in my case the panels would be directly on my roof so might make a little difference but I'm not going to count it as equity.

I will say when the wife got me to goto the first seminar i was sceptical about getting into real estate but now i have been bitten with the bug.

Her employer checks out, so I am less sceptical.

If the spouse is sceptical, it usually doesn't work and they never pull the trigger.I can also tell you from my own experience that my date at the time (wife today) was very irritated with the whole idea of REI.

I'm not yet an adult, however my friends are adamant about going into the real estate business out of college and I have played the sceptic card for a while now.

Talking to tenants will give you valuable information about the neighborhood and social issues, but it is important that you understand your role and position when you speak with tenants, and not be concerned if they welcome you or not (most likly they will be distant and sceptical).

Don't be so sceptical, buy more and bigger/better properties faster.

25 years ago my wife was a sceptic but the rental income from just one of our high end SFR pays the entire cost of that rental & the 5000 sq ft home we live it.

I will work with a realtor to get comps, and submit them along with an offer IF we get there.I thank you for your comments, but let me say that I am still a bit sceptic about the precision in the pricing.
