And having had a baby in my house the last 2.5 years I know the damage they can do I am going to have to repaint :) can U imagine 2 to 5 kids the baby daddys bouncing in and out etc etc.. houses simply get abused..

For me it starts with a decent property, we repaint units, they are clean, everything works and at each turnover, I try and add one or two little improvements.

It was trashed, I had to repaint, redo carpet, cabinets, holes in the walls etc.

We added value by re-doing the whole house, installed vinyl floorings, rebuilt 2 and a half bathrooms, re-painted the whole house, replaced all the hardware in the house, installed new lighting, ceiling fans, re-painted the kitchen, and completely remodeled the upstairs.

I have one that I dislike this 10 years ago and had to repaint it once but it’s holding up nicely. also, where I’m from there are stores that sell used building materials.

Not necessarily, if there is only one window which is hazardous then you replace only that, but of course its up to the owner how extensive repairs he wants to do.Yes, on siding or repainting of exterior i will agree on that.

We are now ready to schedule a repaint job.

The seller said they re-did flooring, repainted the interior and added some other fixtures in the past year since they've owned it. 

I need all new appliances (Fridge, Microwave, Dishwasher, Sink, oven/range)I also need flooring (Tearing out carpet ..yes it's everywhere...yuck)Will also need to repaint and buy new LED lights for my fixtures. 

We sent another commuication asking the tenant to give us a few days to schedule ceiling repaint.
